This Masterplan proposal is a mixed-use development for a key site at a prominent gateway into Falmouth close to the south bank of the River Fal.

The scheme includes 440 student bedrooms, a 95 bed Hotel, 25,000sqft of retail units and a stand-alone food and beverage ‘drive-thru’.

The proposed concept incorporates two main zoned uses, one for the commercial Hotel and Retail facilities and the other as the student campus. The Hotel is situated at the front edge of the Masterplan facing out on to the main road. This presents an active frontage for the development whilst acting as a landmark to the main entrance of the site. The retail units are positioned around a central car-park area to enclose this space for privacy and security.

The Student Accommodation is located to the rear of the site surrounded by natural green embankments. The campus is planned as series of five and six storey pavilions arranged around landscaped courtyards to create a tranquil living environment.

The external finish to all of the buildings is timber cladding, architecturally linking the rural setting of the site with its water-front location. The designs will be developed to maximise the use of modular construction methods and in particular the use of cross-laminated timber for core-walls; party-walls, floors and stairs. Other proposed sustainable features include rainwater harvesting; PV panels on all of the flat-roof areas and a combined heat and power centre to serve the entire site.
